Do You Really Need a Real Estate Agent Just to Price Your Home?

Do You Really Need a Real Estate Agent Just to Price Your Home?

“I’d consider selling by owner, but I wouldn’t know what price to ask.”

That concern can stop a homeowner before they even begin. They assume an agent is the only way to get the price right, so they commit to a commission that could cost tens of thousands of dollars.

But you do not need to hire a listing agent to get informed pricing guidance.

You can research comparable sales, request market assessments from agents, hire an independent appraiser, or combine those approaches. Pricing uncertainty is a reason to gather information. It does not automatically justify paying a commission on your entire sale.

For perspective, a hypothetical 6% total commission on a $600,000 home is $36,000. Commissions are negotiable, and actual arrangements vary, but the question remains: if pricing is your main concern, could you get the help you need at a much lower cost?

A Little Secret: You Can Ask Agents for Pricing Opinions While Selling by Owner

You can interview real estate agents and ask whether they will provide a comparative market analysis, often called a CMA, even if you plan to sell by owner.

Be honest about your intentions:

“I’m planning to try selling by owner. Would you be willing to provide a market assessment and explain how you would price the home? I understand if that’s a paid service.”

Some agents will provide one at no charge. Others may charge or decline. An agent may welcome the opportunity to build a relationship, learn about a property that could suit a buyer, or be considered if you eventually decide to hire someone.

You can ask more than one agent. Comparing their assessments can be useful, especially when their recommended prices differ.

Ask each agent:

  • Which comparable sales support your recommendation?

  • How does my home differ from those properties?

  • What current listings would compete with mine?

  • What asking price would you recommend, and why?

The explanation matters more than the highest number. A well-supported assessment is useful. An optimistic number without evidence is not.

Requesting a pricing opinion does not commit you to hiring an agent. Make sure you understand any terms before agreeing to a service or signing anything.

You Can Also Hire an Independent Appraiser

If you want a separate professional valuation, you can hire an appraiser without hiring a listing agent.

Explain that you want an objective market value estimate to help determine a realistic listing price. The purpose is to understand what the evidence supports, rather than justify what you hope to receive.

Read the report carefully when it arrives.

Is your home described accurately? Do the comparable properties make sense? Were important features considered? Are the adjustments understandable? Are there other relevant sales worth asking about?

You probably know your home and neighborhood well. Use that knowledge to identify factual errors and ask informed questions.

An appraisal is a professional opinion, not a guaranteed sale price. It can still provide a valuable foundation for your decision.

Do Your Own Research, Too

Whether you obtain a CMA, an appraisal, or both, understanding the market yourself will help you evaluate the advice.

Start with recent comparable sales and the homes buyers can choose from today. Look beyond bedroom counts and nearby addresses. Consider location, condition, size, layout, lot, parking, and meaningful features.

Recent sales help show what buyers have actually paid. Active listings show your competition, but their asking prices do not prove their value.

Online estimates provide another reference point. Treat them as one input rather than a final answer.

Your goal is to build a defensible price from several pieces of evidence. When those sources disagree, investigate why.

An Agent’s Involvement Does Not Guarantee the Right Price

Agents can provide valuable advice and services. They can also overestimate what a home will sell for. Sellers sometimes reject sound advice and insist on a higher asking price.

Either way, hiring an agent does not eliminate pricing mistakes.

The homeowner still approves the listing price, decides whether to accept an offer, and authorizes price reductions.

If you are going to make those decisions, it makes sense to understand the evidence behind them. That applies whether you hire an agent or sell by owner.

An agent can help you make a decision. Their involvement does not guarantee the result.

Your Asking Price Is a Starting Point

Once your home is listed, buyer response gives you additional information.

Few inquiries or showings? Review your price, photos, listing details, and marketing reach.

Showings but no offers? Ask for feedback and compare your home with the alternatives buyers are considering.

Repeated offers below your expectations? Examine the terms and look for a consistent pattern.

These signals do not prove that price is the only problem. They do tell you to reassess.

A seller working with an agent must decide how to respond. A seller working independently can do the same, using market evidence and professional advice where helpful.

The important thing is to respond thoughtfully rather than defend your original number indefinitely.

What You Keep Matters More Than the Headline Price

A higher sale price does not always mean more money in your pocket.

Consider this hypothetical example:

Sale scenarioSale priceAgent commissionsProceeds before other costs
Sale with a hypothetical 6% total commission$600,000$36,000$564,000
Direct sale with no agent commissions$580,000$0$580,000

In this example, selling for $20,000 less still leaves the owner with $16,000 more before other expenses.

The 6% figure is illustrative, not a required or standard fee. A FSBO seller may agree to pay a buyer’s agent, which changes the calculation. Closing costs, concessions, professional services, and marketing expenses also affect the result.

But the principle is clear: commission savings can give you flexibility to price competitively while preserving more of your equity.

FSBO does not guarantee a better outcome. It deserves a fair comparison based on your potential net proceeds.

Get the Help You Need Without Automatically Buying the Entire Package

Pricing is one part of selling a home. Preparation, marketing, showings, offer evaluation, contracts, and closing all require attention.

Selling by owner means taking responsibility for that work. It also means choosing professional support where you need it.

You can hire a photographer. You can obtain an appraisal. You can work with a real estate attorney or other qualified closing professionals, depending on your location and circumstances.

You do not have to become an expert in every specialty to manage your own sale. You do need a plan, reliable information, and a willingness to put in the effort.

An agent’s full service may be worth the cost to some homeowners. But if your main reason for hiring one is “I don’t know what to ask,” explore your pricing options first.
